CREATING A PLAN
1. Prepare For The Sale
- Compare similar home sales in the area and develop a Comparative Market Analysis (CMA)
- Discuss the fair market value to establish a listing price
- Prepare and complete the listing agreement documents
- Recommend possible repairs, cleaning, decluttering, and staging
- Schedule professional photos of your home and property
- Schedule city inspection (if applicable)
- Arrange for an agent to assist you in your relocation
2. Marketing Your Home
- Add your home to the Greater Lehigh Valley Realtors (MLS) Multi Listing Service
- List your home on more then 200 of the most visited real estate Web sites
- Create your personal unique property website
- Create a video walkthrough tour of your home
- Utilize social media channels like Facebook, Instagram, Twitter and many other applications with paid advertising
- Place a for sale sign in your yard
- Prepare color brochures and or listing sheets of your home
- Distribute just listed postcards to your neighborhood (if applicable)
- Schedule a brokers and public open house
3. Showing Your Home
- Discuss future showing appointments and lockbox setup
- Communicate constant buyer feedback to decide price, condition or marketing strategy adjustments
4. Receiving Offers & Negotiations
- Pre-Qualify the potential buyers
- Discuss and compare all received offers
- Negotiate a favorable deal with the buyer’s agent
- Sign the agreement of sale with the new buyers
- Collect the earnest money deposit from the buyers
5. Monitoring The Transaction
- Schedule and meet inspectors and appraisers (if applicable)
- Receive the mortgage commitment from buyer’s lender (if applicable)
- Prepare, finalize and schedule closing with buyer’s title company and all parties involved
6. Closing Day !
